REGISTRATION:
All residents and guests must be registered at the El Dorado park office. No exceptions. Rates are based on occupancy per site, and there is an additional charge for any extra person/persons. Guests who have not registered or paid are not entitled to use the community facilities such as laundry and recreational equipment and may be asked to leave the premises.
CHANGING OF SITES IS NOT ALLOWED WITHOUT THE OFFICE'S PERMISSION. *Long-term tenants, please refer to your lease.
QUIET TIME:
Quiet time is between 9:00 pm to 8:00 am.
Any nuisance or annoyance, including but not limited to loud music from stereos, televisions, electronic equipment, computers, gaming, over-revving of vehicles, driving over the speed limit*, arguments or disputes, obscene gestures, unlawful activity, offensive or aggressive language or behavior, peddling or soliciting will not be tolerated and may be grounds for eviction.
*Speed limit within the park is 10 MPH. If caught speeding, the first violation will result in a write-up. The second violation may result in eviction.
PARK CONDUCT:
Immediate eviction from the park community will be warranted if guests/tenants use offensive or aggressive language towards any El Dorado employee. All local, state, and federal statutes, ordinances, and laws will be enforced, including but not limited to criminal trespass, loitering, defacement, malicious mischief, or criminal conduct of any kind.
Park Guest(s) and their guests must conduct themselves in a courteous and considerate manner. Any children living or visiting the RV park are to play within guest(s) space or within playgrounds if available and not in the street while being supervised by a competent adult resident of the park. Guest(s) with children are responsible to see that they do not disturb other tenants.
VEHICLES AND PARKING:
Park your vehicle on your space or assigned lot only. Respect your neighbors. Inappropriate parking will be towed away at the vehicle owner's expense.
NO commercial vehicles and vehicles over 1 ton allowed in the park. Other than repairing a flat tire, No maintenance or repairs of vehicles within the park. Non-working vehicles are not to be stored in the park and will be subject to towing at the owner’s expense if left longer than 5 days.
FIRES:
Bonfires and wood fires are only allowed at firepits: NO Christmas tree fires or any other type of other fire allowed in the community.
SOLICITING:
Selling of any kind is NOT allowed in the community and all offenders should be reported to the office immediately.
PETS:
A MAXIMUM of TWO (2) Pets under 25 lbs each is permitted per RV Spot.
The weight of the animal will be determined by a good faith declaration of the dog-owner and Management has no duty to verify the weight. You are required by law to pick up after your pet.
ALL PETS MUST BE ON A LEASH AT ALL TIMES WHEN OUTSIDE RV unless otherwise noted in this policy, any relevant lease agreement, and the laws of New Mexico. Excessive barking will not be tolerated.
NO AGGRESSIVE dogs are allowed! Dog-owners must verify under self-affirmed oath that their dog(s) have never engaged in prior aggressive behavior, been the subject of complaints regarding aggressive behavior, or been reported for prior aggressive behavior. Additionally, although not deemed per se aggressive breeds, the RV Park prohibits Bull Dogs, Pit Bulls, Rottweilers, Doberman Pinschers, Chow Chows, Wolf Hybrids, Akitas, Presa Canarios, German Shepherds, Siberian Huskies, and Alaskan Malamutes. Exceptions for these breeds may be given in writing by Park Management on a case-by-case basis. Consideration of such breeds requires documentary support as determined by Management, which may evolve over time. Service dogs of any breed may be allowed with supported documentation, as determined by Management and the laws of New Mexico. Any dog allowed on the property is at the full discretion of the park management, and guests with dogs may be asked to remove the animal from the premises for any reason.
*Please Note: No pets allowed in Cabins
TRASH:
Only household rubbish such as garbage, paper, cans, and plastic may be placed in the dumpsters. No sizable items such as paint cans, water heaters, old carpet, used doors, pieces of aluminum siding, old sweepers, old grills, batteries, tires, or anything that is not recyclable cannot be put into our dumpsters.
Please call the El Dorado Park office for instructions on disposing of these items and all yard waste. Trash bags may not be left in front or anywhere on your site at any time. No garbage containers are allowed on sites. Garbage must be placed in a plastic bag, tied up, and taken to dumpsters.
A SEWER HOSE SEAL (rubber donut or threaded connector) IS REQUIRED ON SEWER HOOK UPS.
Do not jam your sewer hose all the way down into the inlet as it can prevent flow from other sites and could stop up the line.
WATER USAGE:
El Dorado provides the water and tenant(s) are responsible for ensuring that all plumbing within tenant-owned RV is free of leaks, slow drips, and running toilets. Please do not hook up your water hose on a site that does not belong to you. If you are going to leave the water hose hooked up, it must be neatly hung up off the ground out of the way of lawnmowers and weed eaters.
Plumbing repair costs within the RV are the Tenant(s) responsibility. Repairs must be made within 24 hours or within the time frame of reasonable service call response. If the Tenant(s) fail to comply to perform within the stated requirements, El Dorado Park can complete the work and charge guest(s)/tenant(s) the service fee submitted to El Dorado and require payment at the completion of the date of service.
ELECTRIC HOOK UPS:
Guests may not tamper with electric hook ups. All plugs from RVs must be in good condition; no wires hanging out, no burned wire covering or heads, no taped-up plugs allowed. If a short occurs, guests may not touch the fuse box; a call to Park management should be made immediately. Only Park management may touch electric fuse boxes/pedestals.
MAINTENANCE REQUESTS:
Any maintenance request should be reported to the park office where a work order will be completed. PLEASE DO NOT ask park maintenance employees to do work for you directly or after working hours as they need an approved work to do any work. If you have any questions about lawn mowing, repair work, etc. please come to the park office, please refrain from interacting directly with the maintenance staff. Give us a call at (575) 887-3111
MOBILE HOMES:
Any permanent unit (units in the park over 6 months) kept on-site must be tied down and skirted. Management requires residents to keep their space neat and clean. All miscellaneous items such as coolers, beach toys, ladders, buckets, refrigerators, appliances, household furniture, unused miscellaneous items, etc. must be placed inside the trailer or storage shed. No storing of items on the side or back of the trailer area. Outdoor furniture (in good condition), picnic tables, and grills are allowed to be kept on the patio area. Nothing is to be placed on the lawn area around your trailer as it interferes with the mower. We ask that you wash your unit at least once a year so that we can maintain our community standards. Any unit not kept clean of dirt, grime, mildew, etc. will be cleaned by park maintenance and the owner will be billed. Trailers that are damaged, faded, discolored, or have flat ties, must be restored to original condition immediately or will be asked to leave the campground.
Window coverings:
No cardboard, plastic, or paper will be used to cover your windows. Only vertical or horizontal blinds are permitted. No window shall be painted or stained.
Onsite Sales:
No mobile trailer may be sold without notifying the park office of your intentions of selling. Park manager prior to the sale must approve a new residency application in writing. Signage (11 "X 14") may be placed in windows, not in the lawn or parkways. *Please note, purchasing a unit does not automatically make you a resident of the park. If you purchase a unit and are not approved by management, you may be asked to remove the unit from the park.
Alterations to your mobile home:
Absolutely NO alterations, additions, or deletions can be done to the trailer or site without prior written approval from the park manager. This includes additions, screened rooms, sheds, air-conditioners, installation or removal of trees, concrete, any landscape changes, or additions, etc. No outside antennas or satellite dishes can be erected without prior written approval from the park manager.
Flower & Shrubs
Written consent from management is needed if you want to plant flowers and shrubs. Once approved you are responsible for keeping them trimmed and neat. El Dorado may remove thorny plants if they cause a nuisance to our landscaping crews. Additionally, any plants, shrubs, trees, etc. planted on any site automatically become the property of the resort and can and will be removed if they are in the way of a landscaping team or extend onto an adjacent site. We ask that while you are away, you hire someone to tend your flowers and shrubs. The park's maintenance staff will regularly tend the landscape. Digging is not allowed, without the permission of the management. If you dig and hit power, water, sewer, or cable lines you are responsible for the repairs.
